Since the end of 2017, Studio Flex has been involved in the development of a luxury apartment in an up-and-coming neighborhood in The Hague. During 2018, a vacant one-storey porch house in a poor state will be transformed into a unique two-storey, fully-equipped apartment. Through this blog you can follow the different phases of this exciting development project closely. Starting with the selection of the house, up to the final delivery and key transfer: Are you curious? Stay tuned!
Now the biggest flaws, but especially the enormous potential of this apartment clearly in map and in the context.
For the environmental permit, the existing drawings were first requested at The Hague Municipal Archive, including the construction drawings, calculations, etc.
Unfortunately, these things were not as good as not present, so we ourselves have a lot of measurements on your account and not at all. Also for the planned roof structure and the relocation / single defects of several walls, completely new drawings are required and constructive calculations are made.
The reed of view existing area is approx. 76 m², a roof of approx. 40 m² will be added once to the roof. The necessary calculations made by our own architects and constructors.
In close consultation with the client, a more concrete and coherent, more definitive design has also been achieved.
The roof structure still to be realized will facilitate two spacious bedrooms of approx. 12 m², as well as a small bathroom and separate rooms that can be reached via the corridor via one of the bedrooms.
The ration existing living environment will be displayed in a different way, making the user square meters as possible as possible. To be able to implement this, a wall will be broken through, a few doorways will be moved and new walls will be removed. The tunnel will also take the place for a new staircase to the roof structure.
The exact destination of the spaces in this layout is not yet definitive at this stage. In any case, the existing approx. 76 m² will be used for the realization of an extra bedroom, a small bathroom, a kitchen, a dining room and a spacious living room.
Armed with the new building plans, current calculations and output. We can then apply for the actual environmental permit for the distortion project at the municipality of The Hague.
After a few weeks of waiting, Studio Flex reached the good news: permission granted! It goes without saying that the same we as the client are very satisfied with this, now we can really take steps.
